One of the most common questions we get from property managers and HOA boards is: "What does a drone inspection actually cost?" It's a fair question, and we understand why it's frustrating when service providers force you to contact them before sharing any numbers. We'd rather give you a clear starting point so you can plan and budget before you pick up the phone.
Drone inspection pricing depends on several factors, and there's real variation across the range. But the ranges are predictable, and for most South Florida multifamily and commercial buildings, the cost falls well below what traditional access methods would run for the same scope of work.
What Affects the Price
Four primary variables drive the cost of a drone inspection in South Florida:
Building size and height. A 3-story, 20-unit walkup takes substantially less flight time and data processing than a 20-story, 200-unit tower. Taller buildings require multiple elevation passes and more complex airspace coordination, particularly in South Florida's dense urban corridors near controlled airspace.
Scope of the inspection. A roof-only survey covers one surface. A full exterior inspection — roof, all four facade elevations, balcony soffits, and parking structure — is a different scope entirely. Most requests for milestone inspection support fall into the full exterior category.
Deliverable format. A standard inspection includes an annotated PDF report, GPS-tagged image set, and AI defect map. Some clients need additional deliverables — orthomosaic mapping, 3D point cloud models, or custom reporting formats for engineering firms. These add to the project cost.
Turnaround time. Standard report delivery is 48 hours. Emergency storm documentation, where the report needs to be in the client's hands within 24 hours, carries an expedite premium.
Typical Price Ranges
The following ranges reflect standard full-exterior drone inspection surveys including annotated PDF report, GPS-tagged image set, and AI defect map. Prices are for South Florida (Miami-Dade, Broward, Palm Beach).
Small Buildings
$400 – $800
1–3 stories, under 30 units
Mid-Rise
$1,200 – $3,500
4–12 stories
High-Rise
$3,500 – $10,000+
13+ stories, 100k+ sq ft
Storm Documentation
$500 – $1,500
Emergency, expedited delivery
Seawall Inspection
$600 – $1,200
Per site (topside + above waterline)
Construction Progress
$300 – $600
Per visit, monthly contract
These are starting ranges. Every property is different, and the best way to get an accurate number for your specific building is to request a quote — which we turn around within two business hours.
What's Always Included
Every Skyscan inspection — regardless of building size or scope — includes the same core deliverables at no additional charge:
- Annotated PDF report — a structured inspection report with AI-identified defects classified by type (spalling, cracking, delamination, water intrusion, etc.) and severity, with location references for each finding
- GPS-tagged image set — all high-resolution images with GPS coordinates and timestamps embedded in file metadata, organized by building elevation
- AI defect map — a georeferenced overhead map of the building showing the location of every identified defect
- Certificate of Insurance on request — for properties, management companies, or engineering firms that require proof of liability coverage before authorizing aerial work
What's Not Included
Drone inspection surveys provide visual documentation and AI-assisted defect identification. They do not include a structural engineer's certification or sign-off.
For SB 4-D milestone inspections, Florida law requires that the inspection be performed or supervised by a licensed structural engineer or architect. What we provide is the visual documentation and data that supports that process — 100% facade coverage, AI defect mapping, and engineer-ready deliverables. The engineering firm reviews the data and produces the certified report.
If you're coordinating a milestone inspection, see our page for structural engineers — we coordinate with engineering firms across South Florida to handle the handoff.
How It Compares to Traditional Access Methods
The alternative to drone inspection for upper-floor facade assessment is physical access — scaffolding, swing-stage platforms, or rope access. In South Florida, these methods carry significant cost premiums:
| Access Method | Typical Cost (South FL) | Coverage | Resident Impact |
|---|---|---|---|
| Scaffolding | $2,000 – $5,000/day | One elevation section at a time | High — blocks access, noise |
| Rope access / swing stage | $1,500 – $4,000/day | Targeted areas only | Moderate — safety perimeter required |
| Ground-level visual survey | $500 – $1,500 | Lower floors only (limited) | Minimal |
| Drone survey (Skyscan) | $400 – $10,000+ | 100% — all elevations, all floors | None — no ground equipment |
For a typical mid-rise building, a full drone survey costs less than a single day of scaffolding setup — and delivers more complete coverage. For high-rise buildings where scaffolding would require multiple days across multiple elevations, the cost differential becomes even more significant.
Drone surveys also eliminate the logistics overhead: no permits for temporary equipment, no HOA notifications about scaffold access blocking driveways or walkways, and no resident disruption. The drone flies, the data is processed, and the report lands in your inbox within 48 hours.
