Florida SB 4-D Compliant

Milestone Inspections
Built for South Florida

Florida's Condo Safety Act (SB 4-D) mandates structural milestone inspections for buildings 3+ stories and 30+ years old. Drone-assisted surveys capture every facade surface faster, safer, and at lower cost than rope access or scaffolding.

SB 4-D Deadline Notice

Buildings that reached 30 years by December 31, 2024 must have Phase 1 completed. Buildings turning 30 after that date must inspect within 2 years of their 30th anniversary. Fines for non-compliance begin at $1,000/day. Don't wait — inspection slots fill quickly.

Who Needs a Milestone Inspection?

30+

Years old — the age trigger for Phase 1 inspection under SB 4-D

3+

Stories — buildings below 3 floors are exempt from the mandate

3 mi

Coastal proximity — buildings within 3 miles of the coast have stricter Phase 2 requirements

How Our Drone Survey Works

From kick-off call to delivered report in as little as 72 hours.

1

Site Brief & FAA Clearance

We collect address, building height, GPS coordinates, and any local airspace restrictions. FAA LAANC authorization is filed automatically for controlled airspace.

2

Autonomous Facade Survey

A pre-planned autonomous flight captures each facade face at up to 1–2 cm/pixel resolution. Every photo is GPS-tagged and timestamped.

3

AI Defect Detection

Each image is processed through our YOLO-based ensemble model trained on South Florida building defects: spalling, delamination, exposed rebar, efflorescence, and active cracks.

4

Annotated PDF Report

A licensed engineer-ready PDF with bounding-box annotations, GPS-referenced defect locations, severity classifications, and a prioritized remediation checklist.

Defects We Detect

Spalling & Delamination

Concrete surface fractures exposing rebar to salt air — highest risk in coastal buildings

Exposed Rebar

Corroding steel telegraphs immediate structural risk; visible as rust staining or protrusions

Efflorescence

Salt crystal deposits indicating water infiltration through concrete or masonry

Active Cracks

Width-graded crack mapping distinguishing cosmetic hairlines from structural movement

Sealant Failure

Window and expansion joint sealant breakdown leading to water intrusion

Balcony Soffit Damage

Underside spalling on cantilevered balconies — common in 1970–1990 Florida construction

Transparent Pricing

Fixed-rate per facade face. No surprise add-ons. COI provided with every job.
