Florida Condo Safety Act — SB 4-D

What SB 4-D Requires from Your Association

Florida's Condo Safety Act (SB 4-D, 2022) mandates Milestone Structural Inspections for all condominium buildings 3 stories or taller. Fines for non-compliance start at $1,000 per day.

25-Year Trigger

Coastal and oceanfront buildings (within 3 miles of the coast) built before 1997 were required to complete their first milestone inspection by December 31, 2024.

Buildings built after 1997: deadline is December of the year the building turns 25.

30-Year Trigger

Inland buildings (more than 3 miles from coast) built before 1992 were required to complete their first milestone inspection by December 31, 2024.

Buildings built after 1992: deadline is December of the year the building turns 30.

What the Milestone Inspection Actually Involves

A licensed structural engineer (PE) must inspect the building and sign the milestone report. Our role: we provide the inspection data — aerial imagery, AI defect analysis, GPS-tagged documentation — that the PE reviews to produce their certified report. You're not hiring us to replace the engineer. You're hiring us to give your engineer everything they need to do the job efficiently.

Common Questions

Do residents need to be notified?

No interior access is required — we survey the exterior only. We coordinate with building management, not individual residents. Most surveys complete without any residents being aware a flight occurred.

How long does a survey take?

Most mid-rise surveys (4–12 stories) complete in 60–90 minutes on site. High-rises may require a second mobilization for full coverage of all facade angles. We'll confirm scope before scheduling.

Can the report be used for our SB 4-D milestone inspection?

Yes — our deliverables are structured to support PE firm review. The structural engineer reviews our aerial documentation and AI defect data, then signs the milestone inspection report. We provide the inspection data; a licensed PE provides the engineering certification.

Do you provide a Certificate of Insurance?

Yes — COI provided to building management before every flight. We're fully insured and FAA Part 107 certified. Additional insured endorsements are available on request.
